Maintenance Services

a.     Respond to special and emergency situations within the Association's responsibility, and arrange for needed repair work.

b.   On-site visits/inspections - Sharper will walk the property at least 2 times per month.

c.     Contract for water, electricity, gas, telephone, trash removal, and other required building services.

d.     Prepare maintenance specifications for such services as summer grounds care, pool operation, snowplowing, painting, etc.

e.     Solicit competitive bids for maintenance services and negotiate contracts subject to Board approval.

f.      Monitor the performance of contract service providers.

g.     Establish preventive maintenance schedules.

h.     Recommend energy conservation techniques.

i.      Purchase equipment, tools and supplies for the operation of the Association.
